Bankruptcy Inspection

Provide current condition of the property, the occupency status and if there are any existing or potential conditions that could impact the value of the property. We will NOT CONTACT the occupants of the property when completing a Bankruptcy inspection. If the property appears to be vacant, we will attempt to verify the vacancy status with a neighbor or other secondary resource.

 
Occupancy Determination

The primary purpose is to determine whom, if anyone, is occupying the property. Full names, contact phone numbers, any rental or sale information (if applicable), agent or property manager information and the number of units will be provided, if it can be determined at the time of inspection. The property condition and any existing or potential conditions that could affect the value of the property will also be provided.

 
Insurance Loss Inspection

Provide the inspector's opinion of the approximate percentage of repairs completed based on the type and dollar amount of damage. We will make a minimum of 5 attempts to make contact with the homeowner within 48 hours of the inspection request date and will provide results no later than 8 calendar days after the work order is requested.

Disaster Inspection

Determine the condition of the property and what damages, if any, are present at the property due to the natural disaster. Disaster inspections can be completed within regular inspection timeframes or on a rush basis.

 
Borrower Interview

The main purpose is to make direct contact with the borrower and obtain the reason for the delinquency, date of last payment, payment proposal and current phone numbers where the borrower can be reached. The property condition and descriptions will also be provided. If the borrower is unavailable at the time of inspection, a call back card will be left at the property if the client so desires.

 
Manufactured Housing Inspection

Includes obtaining the Vehicle Identification Number (VIN), Hud Tag ID number and manufacturer details.

 
Property Condition Inspection

Includes a direct visual observation of the property for purpose of determining the overall condition and occupancy status of the property. We will determine if there are any existing or potential conditions that could impact the value of the property. Property condition inspections can be completed on either a contact or no-contact basis according to the clients instructions.

 
BPO's

This valuation provides the licensed broker's opinion of property value based on the broker's knowledge of the area, market trends, comparable sales and listings in the area. Broker's price opinion provides a more accurate valuation than a value inspection.

 
Fannie Mae Form 30 Property Inspection

For Federal National Mortgage Association (FNMA) loans, as designated by the client, AMFS will visually inspect the property in accordance with the current inspection requirements of Fannie Mae. Photographs may be provided with the inspection result if required by the applicable regulations.
